Payments and Cancellations

A 10% deposit is made within the 3 days following the reservation. The remainder and any extras are paid 30 days before arrival. Additionally, if you prefer, we can customize the payment plan and offer you monthly or periodic installment options to better suit your budget. Just ask us to arrange it.
Yes, you can cancel free of charge up to 30 days before arrival. After that, penalties apply: between 29 and 14 days, 50% of the total amount; from 13 days or in case of no-show, 100%.

Minimum stay

The minimum stay is 7 or 4 nights depending on the accommodation. You can see the minimum days for each property within the listing for each accommodation. Some of them will allow you to book 4 nights, while others will have a minimum of 7 nights.

ATTENTION: During the month of August, bookings will require a minimum stay of 7 nights and always from Saturday to Saturday. 

Check-in, check-out, and keys

Yes 😊. In order to receive the villa keys, it is mandatory to complete the online check-in before arrival. 

No worries, it is very quick and can be done from your mobile or computer. Just fill in some basic information (contact details, identification, and estimated arrival/departure time) and you're set. 

👉 Important: if the check-in is not completed by all guests staying, we will not be able to hand over the keys, so it’s better to do it in advance to avoid waiting on the check-in day.

Check-in is from 5:00 PM and check-out is before 10:00 AM. It is important to respect these times to properly prepare the villa for all guests.
Keys are usually collected at our office in Benissa during business hours. In case of arrival outside of business hours, we can arrange in advance to deliver them to our office safe. There is also the option to coordinate the delivery of keys directly at the villa, with an extra cost and subject to availability (prior coordination with the office).

The keys are provided at our office during business hours. If the office is closed, we have a drop-off mailbox on the right side of the facade, easily identifiable by a small metal door. If you anticipate difficulty coming to the office, you should contact us the day before to coordinate.

Remember that it is your responsibility to leave everything closed and electronic devices such as air conditioners or irons turned off.

If your villa has a white mailbox with the Villas Guzmán sticker located within the property, you can leave the keys there, always informing the office at that time. If there is no such mailbox, the keys must be handed over at the office or in the office's mailbox.

Villa Usage Rules

The maximum number of guests allowed in the villa cannot be exceeded. If your reservation lists, for example, 4 people and eventually 6 arrive (as long as the villa's capacity allows), it is mandatory to notify us in advance so that those two people complete the mandatory check-in.
Parties and events are not permitted. Violations may result in the loss of the deposit and cancellation of the reservation.
Only with explicit confirmed authorization in your booking. The additional cost is €50 per pet. If not communicated, a surcharge of €150 will be applied.
It is important to respect the community rules and the neighbors' rest. Excessive music or noise may lead to complaints from authorities, loss of the security deposit, and even immediate cancellation of the contract.

Included services and cleaning

Yes, the final cleaning is included. If the house is left in poor condition or with trash inside, a penalty of €60 will be applied.
Yes. Winter rentals are from October until before Easter. Prices vary depending on the villa and dates. Ideally, you should tell us your dates, number of people, and the features you need, and we will send you personalized options.
Yes, the electricity, water, and gas expenses are included, except for winter rentals (long-term).
